If you've seen driveways crack and lift around Penrith, the soil is usually the culprit. Here's what reactive clay does to concrete, and the prep that stops it.
Much of Western Sydney — Penrith, St Marys, the Hawkesbury and the growth corridor — sits on reactive clay. Clay swells when it's wet and shrinks when it dries, and our long dry summers and sudden downpours make that movement extreme. A slab sitting on ground that's constantly moving up and down will crack if it isn't built to cope.
You can't stop the clay moving, but you can build a driveway that rides it out. That means:
Skip these and the slab is at the mercy of the clay. Do them and it stays flat and sound for decades.
All concrete shrinks a little as it cures — that's normal. Control joints are the deliberate “weak lines” we cut so any shrinkage crack follows the joint and stays invisible. A driveway without enough joints, or with them cut too late, is a driveway that cracks where you'll see it. It's a small detail that separates a job that lasts from one that doesn't.
Good to know
Hairline shrinkage at control joints is normal and harmless. Structural cracking across the slab is preventable with proper base prep, reinforcement and joint spacing — which is exactly what we build in.
Almost always under-spec base prep or reinforcement on reactive clay. The good news is a properly built replacement won't repeat it.
